We don't assume all your problems can be solved by an encapsulation and french drain, water, moisture, mold, mildew, rotten wood is what we look for. But we want to know "why". Is it negative slope? Bad/clogged gutters? Surface water? Subsurface water? Leaky pipes? Once we ascertain what the causes are, then we design solutions tailored to your home.

After careful analysis of the mitigating factors contributing to your problems, we take a wholistic approach to designing a plan to solve the issues. Can digging a swale or unclogging gutters be done instead of a french drain? If encapsulation is necessary what are your options to have it done correctly and how can we keep the costs down? 

Even in new construction, crawl spaces are normally littered with rocks, glass, pipes, wires, debris, and dead animals. Many other companies simply roll vapor barriers right over it all. We clean out your space first. Sharp rocks puncture vapor barriers, dirt on piers and foundation walls cause tape to come loose, pipes under barrier is an accident waiting to happen, and old, moist insulators and rotten wood must go. Spraying the mold: we use a nontoxic proprietary hydrogen peroxide mixture with activator to treat your wood before we start to encapsulate.

Once the prep is debris and rot free and has been treated for mold, then we begin affixing the wall vapor barrier. Sometimes it is insulated, sometimes it is fastened and glued to walls. The materials and the technique depend on each situation. Rest assured it will be the correct solution for your problem. We see a lot of expensive crawl spaces done incorrectly. You're paying an expert to do it right. We will show you what difference it can make when it is done incorrectly before we start. Once we finish we will show you how we did it the right way. Even something as simple as a small bubble in your top seams can cause a future issue.

This is sophisticated, expensive equipment. Installing the dehumidifying condensation pump, Jump pump can be tricky. Adding optional storms and fail safe mechanics might be something you want to do for each of use, future inspection, and peace of mind. Drilling holes in foundations in the right spots should matter to you. Having your other mechanical systems like your HVAC equipment vented properly is essential for health and safety. We seal up all vents and gaps before turning on your new equipment. 

The municipal inspections don't inspect crawlspace encapsulations. A lot of shoddy work can go unnoticed. When we finish, we are not yet done. We have a trained inspector with 25 years of crawlspace experience, a depository of perfectionism, inspect every job. Any details the installers have overlooked get fixed before we are finished. Finally, we share with you what we did, why we did it, and how you can make sure your space will continue to function as intended.
